Additional Elements to Know

It is important to prepare your rental application and present it well to increase your chances of success.
  • Prepare the required documents (see PDF). The list of mandatory documents is set by law. The landlord may require documents that prove the identity of the tenant candidate, their domicile, employment, and financial resources.
  • Find a guarantor if your income is less than three times the rent amount. If the landlord has rental payment insurance, a guarantor may not be required (except for students and apprentices).
  • When multiple people are co-signers of the lease, each must submit a complete application.
A complete application is your best asset to convince a landlord.

What You Need to Know

The income considered includes salaries, pensions, retirement benefits, allowances, and rental income up to 80% after deducting any credit obligations. If you are eligible for housing assistance, consider using the simulation tool on the caf.fr website to estimate the amount of the aid, and attach this document to your application. These funds may be considered during the review of your application in the case of direct payments.

What is a Solidary Guarantor?

A guarantor is a person who, through a written document called a “guarantee agreement,” commits to paying the tenant’s rental debts to the landlord in the event of the tenant’s failure to do so. The guarantor must provide the landlord with the same supporting documents as the tenant.
