The real estate market in the Landes is very dynamic and diverse, with significant disparities between highly sought-after coastal areas and more affordable inland regions.
The coastal areas, particularly around Hossegor, Capbreton, and Seignosse, have the highest prices due to their popularity as tourist destinations and their appeal for second homes. Inland, the prices are more affordable.
Along the coast, the price trend is upward, largely driven by increasing demand for beachfront properties, with Hossegor leading the way, known for its exceptional quality of life and world-renowned surf spots.
Near the Basque Country, towns like Tarnos, Ondres, Labenne, Saint André de Seignanx, and Saint Martin de Seignanx offer the opportunity to buy a house or apartment with a lower budget while still being close to the employment hub of Bayonne.
The market is mainly composed of houses, but apartments (over 60%) are predominant in Capbreton, Hossegor, Seignosse, and also feature a majority of second homes. This distribution reverses in favor of houses and primary residences in other towns.
